HOA ELECTION: Candidates’ Statements

The following four people are running for three openings on the HOA Board. Their candidate statements are in alphabetical order. If you did not receive your ballot in the mail, please contact Julie in the office. Ballots are due before 1pm on April 1st.

Mike Cornelius

Sharon and I have lived in Temelec for over 20 years. I have served on the Board of Directors for approximately 15 of those years. In the past I have served as President, Vice-President and Secretary. I am currently serving as Chief Financial Officer. The Homeowner’s Association continues in a financially healthy position. Reserves are adequate for planned expenditures and bills are being paid on time. We annually have our finances reviewed by an outside auditor. Corporate memory is important in the work of the Board and I would like to continue for another two year term. I would appreciate your vote in the election for Directors for the Homeowner’s Association.

Richard Howell

I have served on the Temelec Homeowner’s Board for the past two years. I would like to serve for another term. In the past I have served on the Catholic Charities Board (Marin County) and presently deliver for Sonoma Meals on Wheels. My wife Sandie and I have enjoyed living in this unique community for the past 15 years. Being a member of the HOA Board has allowed me to work for the betterment and protection of our property values and the safety of our neighbors. I look forward to meeting you at the Candidates meet and greet on 3/9/14 at 2 PM.

John Nichols

My name is John Nichols. I am submitting my name for nomination as a candidate for the position on the Board of Directors of the Temelec Homeowner’s Association. I have been a current Temelec resident since October 2011 and was previously here for 2 years in 2002 to 2004.

My career has been in finance as a small business banker for financial institutions in the S.F. Bay area and Reno for over 35 years and most recently as a controller (finance) for a small construction supply company in San Rafael. I have an MBA from San Jose State.

I have served as an officer and director for a number of non-profit community based organizations and am familiar with the process of board activities and communication with members of the community.

I believe that the Temelec community is a wonderful home with good amenities and would like to contribute my talents to continue to make it enjoyable for everyone.

My feeling is that there could be better communication and transparency around the discussions and decisions of the Board. I would like to encourage more participation and dialogue through active committees and to reduce the number of “executive sessions” recognizing the limitations of the Brown Act and the Open Meeting guidelines.

I would appreciate your consideration of casting a vote for me in the upcoming Temelec HOA election and look forward to meeting you in person at the April 1st general meeting.

Nancy Pharo

After living in Southern California for 35 years I moved to Sonoma and to Temelec 10 years ago. My move came from the desire to be closer to my son’s family and to my granddaughter who was then 3 years old.

While in Southern California I was Executive Administrator in the College of Medicine at UC Irvine for 17 years. After leaving UC Irvine I was asked to join the Arthritis Foundation Orange County Branch as Administrator, volunteer coordinator and member of the Board.

Because of a feeling of community and the warm friendships I quickly made I became an active participant in Temelec activities holding various positions on the Country Club Board and serving as past president of the Country Club.

As a member of the Homeowner’s Board I would like to see the resurrection of committees, encouraging volunteer participation and the exchange of ideas. I would also like to update the accessible parking for the handicapped.

I am happy to be and will continue to be an active member of this beautiful community

Name Changes for Country Club & Smoke Signals

Screen Shot 2014-03-01 at 12.40.06 PMThe monthly meeting of the Country Club on Monday, March 3rd at 1.30pm will discuss proposed name changes for the Club and the Newsletter. Everyone is welcome to share their opinions, and refreshments will be served following the meeting.

One suggestion for a new club name is the Social Club. However, residents are encouraged to suggest and discuss alternative names.

Francesca has designed a new masthead for the Smoke Signals after several people suggested that it was time for a change in name and theme. The proposed masthead features a new name “Temelec Community News”. The font for Temelec reflects that used on our entry signs, and the font for Community News carries over that used in the current newsletter to give a sense of continuity. Another continuing feature is a picture of Temelec Hall on the right hand side. However, the drawing of the American Indian has been replaced by a line drawing of the Carriage House, used with the permission of prominent local artist, Barbara White-Perry. Both elements underscore the history of our community.

Important Security Update from HOA

Temelec has undergone demographic changes over the past several years. We have seen an increase in non-residents, unaccompanied by a resident, walking our grounds and entering Temelec Hall to “look around” and in some cases to use the rest room facilities. We have also seen an increase in petty theft, (note our California flag is missing from the Hall porch). Attempts, some successful, at breaking into units at the RV lot have occurred. The Board of Directors has decided that, for the safety of our facilities and personnel, additional precautions need to be taken.

Security cameras were installed at the clubhouse a few months ago. We have recently decided to keep the office door locked with admission only by permission. We are planning to add a camera and intercom at the office to allow visual and oral contact with visitors before admission. Our cleaning service has been instructed not to allow anyone in the hall while she is working.

Last week, the locks in Temelec Hall were rekeyed. The clubhouse will now be locked at all times unless a function is happening. With this change, new keys will be issued to any residents needing them. If you do not have a key, access can best be gained by a call to the office in advance of your arrival. This change is not intended to limit residents’ enjoyment and use of the Hall. Furthermore, this change affects the Hall and not the exercise facilities or pool areas.

We will also be adding to the signs reminding people that Temelec is private property and not open to the public.

We hope these changes will provide a greater measure of personal safety for residents and employees, and greater protection for our facilities.

These are early days in our efforts to balance security concerns with access for residents. New Classified Section

These are ads from RESIDENTS of Temelec who wish to inform their neighbors of items for sale, etc. Inclusion is at the discretion of the editor of the website (Francesca) and we accept no responsibility for the accuracy of the content of the ads. Each ad will run for one month, then be removed unless a request is made to continue for another month. This is something of an experiment, but there seems to be a need to share this sort of information.

If you wish to be included in this section, please send your brief ad in an email to Francesca at TemelecWeb@gmail.com. You may also include one photo if appropriate. You need to provide contact information so that people do not respond to the website. Also, please be aware that these ads will be on the web for everyone to see!

Sonoma Adult Community Annual Report, Calendar Year 2013

We have been tracking the Sonoma Valley Adult (55+) Community real estate market for over 20 years and have been providing reports such as this as a community service.  We have found that a good table is equal to a good photo in getting a lot of information across quickly.

Reviewing 10 years of data, we see that number of units sold in Sonoma County peaked in 2004 with prices continuing to trend higher until the market peak of 2007. The following decline due to the debt and mortgage crisis of 2008 began reversing in 2012 with our having substantial gains in both market value and prices since the market bottom.

2013 was an amazing year in Sonoma’s adult communities. Home sales outpaced all prior years with the greatest number of homes being offered and sold since the market peak. The makeup of homes being offered also changed substantially with a greater amount of the sample being homes of better quality – having more improvements, upgrades, and larger floor plans. Fewer distress property sales also added to the improved values received.  The median values for Creekside Village/Chantarelle homes increased by $88,900. The magnitude of this reversal is partially explained by the 2012 results where values had fallen due to a greater percentage of sales being distress related or homes needing more significant repairs or upgrades.

Median values for Temelec/Country Meadows homes increased by $54,500 in 2013 following significant gains reported in 2012.  Here we would argue that the market had overly discounted Sonoma Valley’s original adult community during the decline, where market pessimism made for difficult times for Seller’s needing to relocate.

Those in our industry who profess the ability to forecast the future have been stating that values are expected to continue to rise over the next few years, albeit at a slower rate. The usual presidential election year bump is expected in 2016 with nobody willing to project their forecasts much further.  The mortgage industry is also expected to remain strong with significant, if lesser government support to keep rates at these historic low levels.

For now, we appear to be sailing on calmer seas.  Market forces are more balanced between buyers and sellers, with sellers still having an edge due to limited inventory of homes offered for sale.  While there are few homes offered for sale currently, we expect the inventory to build in coming months.

2014 Election for HOA Board

IMPORTANT NOTICE FROM HOA BOARD

Elections to the Board of Directors are held annually on the First Tuesday of April. Our By-Laws set the closing date for nominations as February 25th. This year’s election will be for three Board members to serve a two-year term. As always, we are looking for volunteers for these positions. We would ask that homeowners seriously consider serving their community on these positions. If you have any interest, please provide your name to the office or contact Mike Cornelius, Chief Financial Officer at 935-9505.  If you have any questions relating to the duties or time commitment of a Board member, please contact any current Board member.
