Henry’s Beautiful Photographs

Temelec resident, Henry Ratz, has generously shared many lovely photographs he has taken around Temelec. Several are of the birds that visit our community. About the hawk, Henry writes:

The hawk picture deserves a special note: It is not every day one has a chance to meet one of these super-fast bird hunters at close range. I heard a commotion at the front door, jumped up and spotted this guy shaking himself. He apparently had just missed his breakfast – the quails feeding under the bushes near-by – and in the process misjudged the concrete by a wing span and slammed hard into it. It took him three minutes to recover and catch his breath, time enough for me to grab the camera and record this raptor in all its beauty

Urgent Request for Pool Volunteer

Screen Shot 2013-08-23 at 9.55.22 AMJulie is urgently requesting a volunteer or volunteers show up to check the chemicals at the large pool for 5 days per week. The present volunteer is going out of town until the 3rd week in Oct. so this would be for 10 weeks starting on Monday, August 26th. It can be a shared volunteer job if that works better. The County comes without notice throughout the season and if the daily log is not kept up, they have the option to close the pool since from their point of view the water may not be in healthy chemical balance.

Julie has been trying to find a volunteer and asked most of the users of the pool, but no one wants to do it. Unfortunately, if no one steps up to the plate, the pool may close earlier than Oct. 31st.

This month’s issue of Smoke Signals has a lot of information about the Ice Cream Social and celebration of Temelec’s 50 years as a community. What we can add here is that we now have a band! They are called The Third Party and their leader has been at the last three socials.

If you only come to one event a year, make it this one! We are encouraging new residents to come by providing free “welcome” tickets. If you are not new and under ninety years old, please pick up your tickets at the Hall on Sunday August 18th, from 2-4pm. If you are unable to get them then, please call Beth Hall at 343-1229.

Policy Update from the HOA Board

ASSESSMENT POLICY UPDATE

When you purchase property in Temelec, you encounter an obligation, (a contract) to pay monthly assessments for the cost of management and operation of our community.   Our CC&R’s state assessments “shall be due and payable on the first of each month”.   Periodically we have heard a homeowner whose property is on the market that they have been “advised” not to pay monthly assessments until the house sells or escrow closes.  Non-payment of dues is a violation of the homeowners contract with the association.

Regarding delinquent assessments the CC&R’s state in part: “Any installment or other portion of an Assessment not received within fifteen (15) days after its due date shall be delinquent and, to the fullest extent permitted by law shall be subject to interest and late charges……”.   I am currently in the process of bringing forward to the Board of Directors a policy update for consideration that will add interest and monthly fees to past due accounts.  The policy will also clarify when past due accounts will be turned over to collections and also establish a time certain when liens will be levied on the property.

I would expect to have the policy update available for Board of Director consideration in time for the September meeting of the Board.  The Board of Directors meetings are Open meetings and you are welcome and encouraged to attend and express your views.
